The Project
Location: Tampa, Florida · Project type: Residential outdoor addition
Project overview
Site Plans Online USA developed permit-focused documentation for this residential project in Tampa, Florida. This case study discusses the design constraints, site conditions and construction drawings prepared from actual project records.
The project challenge
Preparing site-related permit documentation for an approximately 430 SF screened porch on an extensively developed 5,000 SF residential property where lot coverage, existing paving, landscape areas, stormwater and a protected off-site tree all mattered.
How the drawings addressed the project
Existing site and proposed layout
The drawings coordinated the proposed enclosure with existing house, front/rear porches, driveway and other site improvements.
Structural design coordination
Landscape, impervious and pervious area tables were developed and revised as classifications and project information changed.
Roof and weather protection
Grading and drainage notes directed runoff toward the street right-of-way and away from adjacent properties.
Connections and load path
Site notes established protective measures around an existing off-site oak tree, including limitations on excavation, storage and soil disturbance.
Permit-review documentation
The civil site package brought project data, coverage, tree protection and drainage into a signed three-sheet set.

Documented drawing deliverables
- C-0.0 Cover, project data and general notes
- C-1.0 Site, greenspace, tree protection and lot coverage
- C-2.0 Site grading, drainage and cross-sections
Documented project outcome
Signed three-sheet site and drainage drawing set prepared for review. Different drawing revisions use different proposed porch figures, so the area is described approximately. Final City approval was not established.
Why this matters for similar projects
Accurate property placement, documented framing, site conditions, construction connections and jurisdiction-specific requirements help owners, contractors and reviewers evaluate the proposed scope. No drawing package alone guarantees municipal approval, and concealed conditions may need inspection or verification before construction.
Frequently asked questions
Does a screened porch count toward lot coverage?
It can, depending on the zoning code and how that jurisdiction classifies covered and paved surfaces.
Why are drainage details sometimes required?
Added coverings and paving can change where runoff travels and how it affects nearby properties.
Do trees affect site-plan permits?
Yes. Protected trees and their root protection zones may constrain grading, foundations and construction activity.
