The price of a site plan ranges from straightforward to complex — and knowing what drives that range helps you budget accurately and avoid surprises.

What Affects Site Plan Pricing?

1. Project Type

A fence permit site plan is simpler than an ADU site plan, which is simpler than a commercial parking lot modification. More elements, more research, and more formatting requirements mean higher cost.

2. Residential vs. Commercial

Commercial site plans require more detail — parking layouts, ADA calculations, fire access notes, drainage. They take longer to prepare and are priced accordingly.

3. PE Stamp Requirement

A PE-stamped plan includes engineering review in addition to drafting. This significantly increases cost and turnaround time. If your building department doesn’t require a PE stamp, you don’t need to pay for one.

4. Urgency

Rush turnaround means prioritized production. Same-day or 12-hour delivery is available for an additional fee when we can accommodate it.

5. Level of Detail Required by Your Jurisdiction

Some building departments have simpler site plan requirements. Others want impervious surface calculations, drainage flow arrows, elevation certificates, and specific notation standards. The more detailed the requirement, the more time it takes.

6. Revision Complexity

Typical Cost Ranges by Project Type

Simple Residential Projects (fence, shed, basic driveway)

These are the most straightforward site plans. Property layout with the proposed structure, setbacks labeled, scale and north arrow.

Mid-Level Residential (pool, deck, patio, small addition)

Pool permit site plans require more elements — barrier details, impervious surface calculation, equipment pad location. Deck plans require height and attachment detail. These take more research and take longer.

Complex Residential (home addition, garage, ADU)

ADU plans require parking, lot coverage, utility connections, and zoning compliance notes. Larger additions require detailed setback calculations and often need to be coordinated against HOA or CC&R documents.

Commercial Site Plans

Commercial plans require parking layout, ADA compliance, fire access, drainage notes, and usually a PE stamp. Pricing reflects the additional detail, research time, and engineering review.

PE-Stamped Plans

PE stamp adds engineering review, corrections, and the professional seal to your plan. This is separate from and in addition to the drafting cost.

How to Reduce Cost Before Ordering

Have your permit checklist ready.

If you know exactly what your building department requires, we can build the plan to spec without guessing. Send us any permit application instructions or comments.

Provide your survey if you have one

This reduces research time and improves accuracy. If you don’t have one, we use GIS data  just don’t pay for a survey solely for a site plan if it’s not required.

Know your project dimensions

If you know the pool is 15 × 30 feet or the shed is 10 × 12, that information speeds up the drafting process.

Order on standard timeline when possible

Rush delivery costs more. If you have a few days, standard turnaround is more cost-effective.
