For most residential projects in Florida — garage conversions, home additions, new construction, ADUs — a site plan alone is not sufficient. A floor plan without structural framing is not sufficient. Each sheet depends on the others, and your county reviews them as one coordinated package.

All fixture locations, supply and waste routing, vent stack, cleanouts, water heater, and main line connections — plus a 3D isometric of the full drain-waste-vent tree with pipe sizes, trap arm lengths, and fixture unit calcs per Florida Plumbing Code.
Duct routing, supply and return registers, air handler and condenser locations, and equipment sizing — with the Manual J load calculation required by the Florida Energy Conservation Code and Manual D duct design confirming airflow to every room.
Existing and proposed grades, swale locations, drainage flow direction, stormwater retention or infiltration design, and connection to the county drainage system. Required for most new construction and large additions in Florida.
A Florida-licensed Professional Engineer reviews, signs, seals, and dates the complete set where your county and project require it.
